The first source is based of the Zillow Observed Rent Index, which adds weighting onto the type of housing, which maybe why they are showing rents going up.

I am also learning there are New Yorkers are getting hit by the pied-à-terre because even though they live in New York, they file their taxes in Florida. Maybe there is something similar happening here

I would also say that some of these are UMich parents, but also it could also be opposite, where elderly parents transfer their homes to their kids before passing away, so the kids don't have to deal with probate

I would have guessed rentals where the owner didn't pull a permit, but I didn't find too many of those when I spot checked, so I am inclined to guess the home is occupied by a family member or someone the owner has a personal relationship with.

Most of these properties have the same mailing address and property address. Even if I lower the distance to 10 miles, the count only goes up to 1464. There could be people in Saline or Ypsi that have crash pads here, but it seems unlikely there are a lot

Using the results of this sample, I would estimate there are only about 200-300 second homes in Ann Arbor, or about a .5% to 1% of the residential parcels (11/11)

Of our 9 remaining houses: 6 are confirmed second homes, and 3 don't have enough information to determine if they are second homes are not. Also, 6 of these are single family homes, and all of them were built before 2000 (10/11)

I took a sample of 40 parcels. 14 are owned by people that work in town, 4 have old rental listings, 1 is a new purchase, 2 went for sale after I started on this, 1 is owned by a retired professor, and 8 were a family inheritance, and 1 is owned by someone taking a PRE on their second home* (9/11)

Next we are going to remove parcels where the mailing address is different than the property address, and is also within 30 miles of the property. My assumption is that there aren't people living in Howell don't have Ann Arbor vacation homes. This brings us down to 1326 parcels (8/11)

Next, I am going to remove the parcels owned by 2270 PLATT, LLC (Veridian at County Farm) and VESPER WOODLAND MEWS LLC (Woodland Mews). The Former will be peoples homes, they just haven't sold yet, the latter is student housing, Down to 2131 parcels (7/11)

Next I removed all parcels with a taxable value of $0. This is going to be publicly owned properties (owned by U of M, City of Ann Arbor, etc). We are also going to get rid of parcels where the land use is not housing (parking, Bed and Breakfast, restaurant). This brings us to 2360 parcels. (6/11)
