Oh yeah, not to mention a lot of the projects that've submitted full applications — even many that receive their entitlements from Planning, if history is any guide — won't actually proceed to construction. It's not a bad thing to report pre-apps, but even calling them "proposed" can be misleading.

Right, I'm just having trouble wrapping my head around how total population minus 25-54 population minus 55+ population minus married households gets you there.

I feel like I'm about 70% of the way to truly understanding what I'm looking at here. Can you explain your reasoning for choosing that specific set of measures for the denominator?

I'm actually astonished at how clean this graph looks as a diagnostic for our housing ills. Note how close it is to 1 at the start. Houses per single adult or married couple.
