Definitely. Epic waste of staff time. But can any councillor be expected to vote for something with heavy opposition in an election year? I just don’t think it’s realistic. Also see Calgary reversing their upzoning

Yes that loophole was also often exploited by contractors. I believe the CRA has been cracking down on that recently. Up until a few years ago the sale of a principle residence was not even reportable

Clearly the exam is discouraging many owners from doing their own build. The BC government has never provided any evidence for why the exam was introduced nor justified its continued existence. Must cost quite a bit to manage every year though.

My dad built our house back in the 90s. He could have never have afforded to have it built, it only worked because he did much of the work himself and was his own general contractor. Could he have passed an english-language technical exam on the building code at the time? Hard to say

This is even more stark when looking at the percent of single family homes built by owner builders. After the exam was introduced, it dropped by more than half. Great for the industry, not so great for anyone wanting to build their own homes, which was quite common in rural areas.

It’d be nice to know what the total mix is of all social housing funding. As usual the data is atrocious. We also have almost no idea what the total cost per home is for direct builds so we can’t compare it to things like the condo conversion program.

Yes we should be building a mix of homes, but singles need housing too. It would be a bad idea if we switched to exclusively building/acquiring 3 bed homes

City estimated that the project at East Pender would cost a total of $821k per home (1.5bed average, 121 units). And that’s only the estimate, presumably real costs are higher. Super curious what the average acquisition cost of these market units would be. That is, if they don’t scrap the plan

Yep. My brother had a professionally installed mini split, leaked all its refrigerant twice in 5 years. A risk in any system

I feel like it’s a solid strategy for expanding low market housing but would have to be carefully designed not to distort the market or create an expectation that any unsold crap will be bought up.

Does turnover rent data exist going back far in history? Ive seen it in recent RMR but not sure if they even have the data going back a significant length of time

Or maybe the high range finding for Alberta cities is due to lack of rent control, so more of a data issue?
