Yes, I think I'd be happier all round selling to someone with a lower initial offer than someone trying to bargain at a late stage. Although I can't say for sure as it never came up during the one time I sold a property.

It feels more like a silver lining than a positive sign. Sellers lowering asking prices, and a legal framework that prevents either side indulging in such tactics (like in Scotland) would be the positive sign. But it's always good to have an optimistic outlook.

I don't see how this is good news for anyone. Gazundering is more about squeezing money out of someone in weaker negotiating position than it is about a shifting housing market, is it not? That buyers are trying it on more doesn't seem like a healthy market in any direction.

The sheer scale of the problem and the unreliability of public data seems a big issue. House prices vary with not just time, but work done, quality of the local school and even cleanliness of the property and neighbouring homes. How needs to be addressed early. Because the scale is huge.

Drivers should care too. When you put those larger cars with an extra 10cm each (or 35cm for those big Ford Rangers) on each side of the road, suddenly a street you could drive both ways along at the same time becomes single track, or single track becomes a squeeze to fit down at all.
