I am fascinated by the extent to which Vancouver businesses are all in on driving up their own rents and property taxes in this manner

Grab bag of thoughts re: the Villages I think the last few years have shown us that the wave of support for more housing was... not illusionary exactly, but people don't feel strongly enough about it to counteract very concrete+organized NIMBY opposition. Grim.

Provinces were a mistake

1) we are on the cusp of election season so councillors start to get twitchy 2) the housing crisis has receded as a priority and we are happy to squander that breathing room 3) senior government pressure is much abated 4) staff can’t deliver on major planning efforts inside one council

Because staff are incapable of delivering plans on politically relevant time scales

the Vancouver electoral system is not worse than Torontos on this type of issue

I’d go for an interpretation of the Battle of Maldon where Byrhtnoth is gambling on a decisive victory over the Danes by offering them battle on terms they will accept rather than getting other boats and being someone else’s problem, rather than the version where Byrhtnoth is an honourable fool.

A decade ago they had a debate where Geoff Meggs and Gordon Price argued against Adrienne Carr and Patrick Condon that a big involved packaged ‘City Plan’ would be a huge waste of time Congratulations to you two!

In addition to just sort of being bozos:

They don’t matter much in the Canadian context because they are few in number

Now in one sense this is going to set a limit on the lowest density sprawl- you have to buy 2-8x as much land to have your suburban pseudo-farm or you’re going to have to accept the economics of sewer construction and associated pressure to economize on frontage

I was under the impression that Long Island had a lot of septic lots much smaller than that

Minimums around half an acre-one acre seem to be common in the US? A lot of it’s more local and conditions-based from what I can tell whereas Canadian provinces tend to set a flat hectare cutoff

Not sure when this happened, for instance my grandparents house built in 1954 on 1/8 of an acre in Burnaby was originally on septic, with city sewer being extended some time in the 1960s or 70s

I’m one of these is that I find that Canadian jurisdictions tend to be much more hostile to sub-hectare (~2.5 acre) septic systems than much of the US
