You should include one with no balconies since that’s often one of the few tells that’s it an affordable development. And of course the reason they don’t have balconies is because the neighbors objected.

Absolutely agree and would add that while localized displacement can often be measured, “gentrification” usually cannot - thus creating narratives based on vibes vs. data driven assessments.

The answer here is demographics. Consistently see lower income neighborhoods get projects with fewer parking spots. Likely because the developers can get projects passed & financed with lower number of spots & also b/c wealthier neighborhoods often start by asking for higher numbers from the jump.

And more specifically, the “it was all sprawl” totally ignores UNO, which has created 1,000+ new units across the street from UT Austin, which is in the CENTER of Austin!

West Austin neighborhoods got Bryker Woods taken OFF the school closure list! And then those same neighbors show up in opposition to a totally reasonable MF building on a site own by the district and wondering why their schools don't have enough students!?!
