I really appreciate how the City Controller Kenneth Mejia has been highlighting this issue. Liability costs are out of control. As mayor, I’ll cap how much departments (including LAPD) can tap into the General Fund for settlements before using their own budgets + prevent causes of liability.

That’s a good distinction- without a zoning change definitely faster & closer to 6-8 months. With a zoning change probably more like 9-12. And this is the joy of SB 840 😉

Houston might get close to this, but again really only for smaller projects. If you are building a Texas doughnut sized building that’s probably at least 6 months anywhere in the state

Nope - still at least 3-6 months for larger MF buildings. Smaller projects might be faster but I’ve never heard of anything housing related under 30 days

Can confirm that the average age of political leadership in Austin has gone way down & that has happened in basically 2 election cycles. And we definitely didn’t try to make the age of anyone a specific issue- just became clear younger candidates had way more appeal.
