This is what some of the most exclusionary zoning in the US looks like: RC-6 zoning outside the Baltimore Co URDL. An 8 unit HOA of McMansions w/ 6 BR/7BA & big lawns on 3 acre lots passing as forest conservation. All those toilets flushing into septic tanks & leaching into groundwater & watershed.

Most of the programs are revolving loan funds offering below-market subordinate debt for mixed-income housing construction… But several new programs—such as in Massachusetts, Colorado, Chicago, & Montgomery County, Maryland—are taking equity positions in mixed-income projects at a concessionary rate

"Map where segregation exists." Only then can you design appropriate remedies. This piece explores why that simple step of identifying where segregation exists is disappearing from Oregon's fair housing implementation. 📖 bit.ly/4x0O43R #FairHousing #UrbanPlanning #HousingJustice

Great to see Maryland DHCD using its power under new state law! Next? Lutherville Station in NIMBY Baltimore County?

Cheryl Cort

Finally approved! 250 affordable apts 1/4 mile from Suitland Metro station! MD Housing Dept joined me in testifying in support. MD housing ombudsman Steven Palmer invoked new law that allows qualified affordable housing projects - like this one - not be blocked by excessive zoning regulations.

Excellent. This was probably Trump’s (i. e Vought/Miller) plan all along. Why veto if you can kill it administratively? At least getting the law on the books gives Dems a platform to say how they will strengthen it.

Washington passed a sweeping new housing production law — but unless federal regulations get precise and demanding about how to fix local zoning codes, it could wind up being a major missed opportunity. So writes Sarah Bronin, who wrote the book on zoning. www.vitalcitynyc.org/increasing-h...

Remarkable: In Massachusetts mixed-income projects now account for most multifamily production —both market rate & Affordable. The URDL as promoted by a RE broker for the landed gentry: “Protected land in this region helps protect watersheds, reduce erosion, and maintain the rural, agricultural landscape…where horses wander in pastures.” But who pays? Agreed, whatever argument works. But remember, we’ve spent decades ignoring need for safe, healthy, affordable housing & n-hoods for poor children. Infants & toddlers now the group at highest risk for homelessness. For poor kids, mobility up from poverty is near dead. That must also be top priority.

This is why the cause of fixing blue state housing policy is so critical We must build more homes so that people fleeing oppressive policy in red states have somewhere to go

So many perks & shelters for real estate in the tax code its the most favored industry. So what is one more if it enables mixed income & Affordable Housing to compete for good sites? Better than churning property through artificial tactic of 1031 exchanges or OZ investment in self-storage units.
